Annual HOA Meeting
The Annual Home Owners Association (HOA) meeting is scheduled for Wednesday, March 25, 2009 from 7:00 pm to 8:15 pm. All homeowners are welcome to attend. The meeting will be held at the Davis Library located on Independence, between Legacy and Hedgcoxe. During the meeting, the HOA Board of Directors will present a summary of 2008 activities, the 2008 financial records, and the 2009 financial budget for the HOA. The Board will also be available to address any issues, concerns, or comments any homeowners may have regarding the HOA. The past two annual meetings have set the direction for HOA improvements in 2007 and 2008. Examples include the playground on the east side of the creek and the fence across Legacy. So if you have suggestions for the neighborhood, the annual meeting is a good place to bring them up. The meeting will also include an update on the neighborhood Crime Watch and the Plano Police will be available for questions and answers.
2008 Improvements / Activities
The following improvements were made to the neighborhood in 2008:
- Wrought Iron fence across Legacy between Chestnut and Alma
- Planted 10 trees along the creek and installed bubblers for the trees
- Repaired brick walls along Alma, Rainier, and Legacy
- HOA picnic in October 2008
Foreclosures
Don’t let your home be foreclosed by the HOA, remember to pay your annual assessments by March 1, 2009 to avoid late fees, collection fees, etc. The HOA dues of $258.50 per year equates to $21.54 per month. Your payments should be mailed to the following address:

Sprinklers
If you see sprinklers continuously running in the common areas during the day, along the creek, near neighborhood entrances, or by the playground, please call a board member immediately. Last summer the sprinklers broke by the playground and ran for over 10 hours costing the HOA over $800 in water usage. Plus, someone came along while they were running and broke all of the sprinkler heads, costing the HOA additional fees for the repair. This cost all of us more money because we can’t use the dues for improvements. Again, please call a Board member immediately if you see an issue.
Spring Cleaning
As you prepare to do spring cleaning, don’t forget to take time to walk around OUTSIDE your house. Please check the following:
- Missing shingles
- Missing or broken fence slats
- Overgrown shrubs
- Faded or chipping paint
Deed Restrictions
Homeowners and residents of the CREEK TRAILS Subdivision have specific responsibilities and restrictions regarding the exterior appearance of their homes. These are documented in the “Declaration of Covenants, Conditions, and Restrictions” which is the legal document filed in the Collin County Courthouse and applies to every lot and house within the CREEK TRAILS Subdivision. Below is a list of items that are often forgotten:
Trash Can / Recycle Bin must be stored 'out of sight' from the street within 24 hours of pick-up. (The City of Plano Ordinance states that trash cans, recycle bins or bulk trash can not be out more than 12 hours prior and 12 hours after scheduled pick-up day.)
Boats / Trailers / Mobile Homes/ Large Trucks are prohibited from the neighborhood. This includes in/on your driveway, on the street or in your yard (if visible from the street).
Fences must be maintained. You are not required to have a fence, but if you do have one, it must be in good condition.
Yards (including lawns, trees, and shrubs) must be maintained, this includes edging the sidewalk and no weeds in the flower beds or yards.
Antennas and Satellite Dishes on the front of the house are prohibited. This means visible from the street.
Window Air Conditioners are prohibited.
Homes in Disrepair must correct the problems within 30 days. This includes missing shingles on roofs, blue (or any color) tarps on roofs, faded, chipping or mismatched paint, etc….

Violation of any deed restriction may result in a fine. This is being enforced in our HOA to keep our home values from declining and to attract the best prospective home buyers.
